Minimum standards should apply equally to all sectors of the housing market and properties should be inspected to independently verify standards. We've taken this principle to the private rented sector (PRS).
Equity in the application of rental accommodation standards is worthwhile because no cohort of the PRS should be negatively impacted by virtue of tenancy type or the property within which they reside. To support the achievement of PRS inspection and compliance targets we work on behalf of Local Authorities and with landlords. We play an important and independent role to ensure minimum accommodation standards in this sector are met.
The PRS has grown at considerable pace over the past few years with a record number of people in Ireland now renting. With approximately 350,000 RTB registered tenancies and 170,598 private landlords, legislative and regulatory changes in the rental market has meant our expert role supporting our local authority clients and landlords, large or small, has broadened.
Inspection Team & Support Services
With the regulatory framework ever more complex, our inspection service has expanded from inspection service delivery to include a scheduling team, contact centre and document management services for clients. In response to an increasing demand and complex regulatory space, we recently launched a new virtual consultation service for landlords and agents.
Our multi-disciplinary inspection team is vetted, fully trained and consists of directly employed Inspectors with relevant qualifications and broad property experience. Our in-house expert property team is on hand to provide high-quality information to landlords, handle queries and process the necessary documentation related to the inspection and compliance process.
Our mission is to meet the challenge of establishing the standard to which all rented property should be inspected. With our vast experience, we know that many properties fail to comply with basic standards set-out in Government regulations and many properties are unfit for purpose.
Accommodation standards for the rented sector are set out in the current Housing (Standards for Rented Houses) Regulations 2019. These Regulations replace the earlier Housing (Standards for Rented Houses) Regulations 2017, Housing (Standards for Rented Houses) Regulations 2008 and the Housing (Standards for Rented Houses) (Amendment) Regulations 2009.
Using Government regulations and guidelines, Inspex sets the standard for mobile PRS inspection works. We lead the market with independent verification of accommodation standards and property certification.
We continually promote the benefits of a transparent and independent inspection process. This will ensure national inspection standards are finally established and that our actions result in higher standards and better regulation overall.
With our bespoke technology we lead the way to establishing a National Property Test (NPT). We are prepared to meet the challenge of establishing the standard to which all property can be inspected.
National Property Testing Service (NPT)
Standardisation reduces ambiguity and eliminates confusion. In support of a more standardised system of property assessment, Inspex standardised the PRS inspection process vis-à-vis Government rental regulations and accommodation standards.
Working with Local Authorities our service is available nationwide. As a company, we are totally independent of the property industry and do not engage in property management or repair activities. Inspex initiated the idea of, shows how it can be achieved and continually promotes the establishment of the National Property Test (www.npts.ie) or the NCT for housing.
